The Honest Description
Orchidland is the step-up subdivision from Hawaiian Acres — closer to Kea'au town, some paved roads, and a stronger community association with actual road fees that actually get spent on roads. This lot sits three blocks from the paved section, on a gravel road that the association keeps in decent shape year-round.
The lot itself is younger forest than our Road 8 listing — regrowth ohia and waiawi over an older a'a flow, which means clearing is easier but you'll want to think about where your topsoil comes from. It's flat as a pool table and the drainage is good; we walked it a week after heavy rain and there was no standing water anywhere.
Practical Details

- Zoning: Ag-1 — main dwelling plus ohana possibilities under current county rules

The Financing
Seller carries with $7,400 down (20%), balance at 8.5% over 7 years — about $470/month. This seller has carried three notes with us before and is easy to work with. Cash talks at $35,000.
Our take: if you want a little more civilization than deep Hawaiian Acres — pavement nearby, power possible, Kea'au in 12 minutes — this is the better buy of our current two-acre lots. If you want maximum jungle for minimum money, look at our Road 1 raw forest listing instead.
