This is a good, straightforward Hawaiian Acres lot — 200 feet of frontage on Road 8 (one of the better-maintained roads in the association), running back a quarter mile into mixed ohia and hapu'u fern forest. The front third is on an old pahoehoe flow, which means solid ground for a driveway and house pad without major fill work. The back gets wetter and greener, which is where you'd want the orchard anyway.
We've walked it twice and flagged all four corners with GPS. There's an old cane-haul trail cutting the northeast corner that makes a nice ready-made walking path. No junk, no squatters, no surprises — we check.
Practical Details
- Access: Road 8 is unpaved but graded regularly; 2WD passable in normal weather, 10 minutes to Highway 11
- Power: none at the lot line — this is a solar/generator property, like most of the Acres
- Water: catchment (standard here); nearest county spigot in Kurtistown
- Zoning: Ag-3 — one main dwelling plus additional farm structures possible; orchards, nursery, apiary all fine
- Lava zone 3: insurable through the usual carriers; happy to explain what that means in practice

Our take: at $42,500 with financing on a decent road, this is priced to sell this season. Similar Road 8 lots went for $45–48k last year, but those had driveways in. Do the math on what a driveway costs (about $6–8k) and it's fair either way.
